Currently we have a 10 yr ARM with 3 years left on it. It's a jumbo loan of $469,000 with a monthly payment of $2500. When time is up we won't be able to afford to refi into a fixed rate mortgage. I feel that there are 2 choices: 1.) Refi into another affordable ARM, repeat as needed to stay in the home. 2.)Sell the house - Our home is in a nice area and is larger than most plus it has been completely remodeled so I estimate it would sell for $540,000 (before the bubble burst it was appraised at $700,00). We could move into my Dad's rental property which is in the same neighborhood. That would allow us to save a little money, the rent is a few hundred cheaper than our current mortgage and then not have to worry about mortgage issues. We have no debt, but we also have no savings. I really want to make the right decision this time! Thanks.

We have a primary mortgage of 201,000 USD at 6.125% 5 year arm with 1.5 year left on the terms. We have a secondary mortgage of 39,000 USD at 4.125% variable interest rate. The house value is estimated at 211,000 USD. We have about 40,000 USD in our checking account and no savings. I will be going to school for a Physical Therapy program. My tuition fee for 3 years will be 40,000 USD. I am getting a fedral direct unsubsized loan at 6.8% with upto 10,000 USD disbursed each time starting this fall. My husband has a steady job and makes around 100,000 USD. How should we best manage our finances??? 1) Should we save the 40000 USD for my tuition and not take any of the 6.8% education loan? We will try to refinance to whatever best rate we can get under the Home Affordable Refinance program 2) Should we pay off the secondary mortgage with our checking account balance and refinance the primary mortgage 201,000 USD loan to a 30 year fixed 4.3%. This means we’ll have to take the 6.8% education loan atleast for the first 2 years (around 25000) and hopefully we’ll saved 15000 USD by the time its 3 year to pay off the remaing education tuition ? 1) Higher Taxes. In some states like California we see higher retail sales tax. In states like Illinois they have raised fees in certain areas. In some parts of California, parents now have to pay for their children to play high school sports. We see early signs of increased taxes and fees. This issue is not terribly significant now though. In the last depression tax rates didn't go up until a few years after the meltdown. So, this could be a slow process of increasing taxes and taking away loopholes for the wealthy. But any increase is a decrease in net incomes. That impacts consumer spending and the affordability of real estate. Higher taxes and fees are negatives for two of the most important parts of the economy. 2) Wage Deflation. We see wage deflation now mostly in the world of contractors. I have several clients who have cut salaries by 10% twice. I have clients who have moved employees to part time which allowed the employer to get rid of benefits. Here's where I see the next waves of wage deflation: First, as the bank industry consolidates over the next few years there will simply be too many bankers in this world. Greater supply and lower demand will force bank compensation downward. Secondly, many sales people are going to get a haircut, especially those with high base salaries. In a slow sales environment, companies won't pay top level salaries, and will move to a more commission based platform. Lastly, the biggest current issue is the layoff of unionized municipal workers. Where in the world is a policeman going to go to work after being laid off and make $100,000 in salary with $50,000 to $150,000 in overtime, not to mention their benefits package. Policemen, Firemen, teachers, etc. are so specialized in their training, there is no way for them to integrate back into the world without taking a 25-60% total compensation cut. Everyone in the world is focused on the budget deficit issue for so many states and cities. What gets lost in that issue is that the correction in budgets requires lower compensation from those fired and later in the cycle from those who get to keep their jobs. In the case of California we are going to lose a great number of people who make well over $100,000 per year. Wage deflation is one of the integral parts of a deflationary cycle because it guarantees lower consumer spending and real estate affordability. Again, two of the most important parts of the economy. The layoffs coming from municipal governments this year and next will guarantee wage deflation moves forward. 3) The Next Wave of Residential Foreclosures. Last year I wrote the following: We've experienced a large wave of residential foreclosures in this country, and there is another wave pending. The next wave stems from the Alt A. and Option ARM programs underwritten during the real estate bubble. Many of these exotic loan programs come with low teaser rates or flexible loan payment structures that only last for the first few years of the loan and then convert to a fully amortizing loan payment at a higher rate. And guess what: Home Foreclosures Jump to Record Level in United States, No Big Surprise Like clockwork, the residential foreclosure wave has come right on time. As a banker, this was one of the easiest things to see coming. At the core of a deflationary cycle is a correction in real estate far greater than anyone can see. This wave of foreclosures will create a supply of financially distressed real estate in the market in one form or another (foreclosures or short sales). We should see this push prices lower again. Lower real estate values create several issues. Declining real estate values impact consumer confidence and spending. This lowers retail sales taxes. Lower real estate values pressure real estate tax revenue collections lower for municipal governments. Reduced retail sales and real estate taxes guarantee continual budget deficits forcing municipal layoffs, and cuts to salary and benefits, which lowers income taxes, which again hits the budgetary issue. Wage deflation and declining real estate are the two key ingredients of deflation. Declining real estate will also put more banks out of business, which will force more bankers out of work, and again thereby decreasing income taxes for states. A consolidating and struggling banking industry will tighten down credit like no one has seen and businesses will not get funded. It's this category where you get the visual of a cycle of deflation. Every wave down or negative impact causes another and another negative impact, like dominos falling. 4) Non Primary Residential Real Estate (Farms, Vacation Homes, Commercial, and Multi-Family). Within this category let's focus on commercial real estate: Commercial Mortgage Backed Security Delinquency Rate Rising Fast. Again, as a banker that's provided financing on commercial real estate for th5) The Local Municipal Government. This might be the hottest and most contentious topic at the local level of government: States and cities face a daunting task to cure budget deficits. We are witnessing layoffs that collectively across the nation will mount to big numbers. There are roughly 20,000,000 municipal workers. If we cut just 10%, that's another 2,000,000 in unemployed. Once again, that impacts consumer spending and real estate affordability, pressuring real estate values down, and collectively they impact retail sales tax, real estate tax, and income tax collections. Again, this pressures budget deficits in the future.

In the run up in the housing boom I bought my first home, a townhome to be exact. This home is now underwater by about $75K. I have since married and now have a son. I'd like to take advantage of ridiculously low interest rates to buy a second, larger home for my family. I intend to hold and rent out the townhome, although a market rent wouldn't cover my mortgage. I'd only be likely to pull this off with a 5/1 ARM Interest Only mortgage or perhaps a 10% down Jumbo. First, what are the chances I could qualify for another home loan given the status of the first home? Second, is this just a really dumb idea given the economy and housing market?

Hi, I currently have a fixed rate 1st mortgage @ 4.875% for 30 years. I also have a 2nd mortgage, a HELOC, that is an adjustable rate. It currently is at 6% and has been at that rate for over a year. if not longer. I am concerned about both inflation & defaltion and would liek to refi the 2nd mortgage, to get it into a fixed rate. However, all folks I talk to want to refi the 1st and the 2nd, which I am against doing. The 1st is a low rate and due to mistakes/issues by the mortgage broker last June, we did not pay any thing besides the pre-pays to get the 1st refi'd. However, he could not refi the 2nd because of the CLTV due to the lower appraisal we received. Now, comps are back up, the appraisal wil be higher, and our CLTV is low enough to refi again. But, I want to do just the 2nd, not the 1st. Our credit union will do the 2nd only but they only offer adjustable rate 2nds. I have always heard bad things about ARMs but the credit union's response is their ARMs are safe because they are tied to very stable 10-yr Treasury notes. Anybody have any thoughts on their claim? And, if I refi the 1st with them I can get a higher CLTV to deal, and always the ability to have a higher CLTV is good to counteract a low appraisal that is unexpected. But, their 1st's are also only adjustable tied to the 10-yr Treasury notes. Any thoughts on how good an ARM is tied to 10 yr notes? The costs are very low: $1k plus pre-pays, per loan. I would go to a 4.875% (currently) 2nd, and the 1st is at 4.625%. I know in the 1970's folks with a fixed rate mortgage made out great in the inflationary late 70's and early 80's/ so I like my 4.87% fixed. I believe we are headed for an inflationary period, but I am also concerned about deflation.HI, I either asked the wrong question or the details clouded my question. I know about comparing loans, etc., etc. What I want to know is what makes an adjustable rate mortgage that is tied to 10 year treasury notes any better than a an ARM that is normally offered by a bank or broker. My credit union's claim is that their ARM is safe because it is tied to 10 yr Treasury notes, whereas other ARMS are not, so stay away from those other ARMs. However, I have read and heard nothing but bad things about ARMs. So, I am trying to find information that will substantiate my credit unions claims or discount them, meaning their ARM is just as bad as any other ARM. Prior to 1999 and the repeal of Glass-Stegall, the government treated commercial banks differently than investment banks. It was assumed that commercial banks were a benefit to society making loans to homeowners and businesses so the government regulated those banks but protected depositors with FDIC insurance. This allowed banks to get funding (deposits, fed discount window, FDIC loan guarantees, etc.) that were typically 2%-4% less than the cost of funding for investment banks. That is an indirect subsidy of between $200-$400 billion on deposits of $10 trillion. Today all those banks (citi, b of a, jp morgan, goldman sachs, and morgan stanley) all have investment arms and most of the money received by banks are used to speculate on derivatives (Synthetic CDOs, Credit Default Swaps, etc.) and trading which overall does not help society as a whole but primarily benefits executives and traders with high bonuses. During the last financial crisis, wall street banks lost about $1 trillion and most of the loss was from derivatives or trading. Home mortgages accounted only for a small amount of the banks loses since most were sold to Freddie Mac and Fannie Mae or securtized and sold to hedge funds or retirement funds. Now it seems that the US government is indirectly subsidizing bankers so that they can make a lot of money and conservatives oppose reimplementing Glass-Stegall.

hello all i have went through quite the journey with my beautiful iranian fiance. Excuse me for being long winded but I'll explain the situation fully so I can get as close to an accurate answer as possible. I apologize if its in the wrong forum or if its asking too much for some. If it's bothersome like I said before, I apologize. I met my fiance online on May 8th, 2009. After a few months I flew to Canada where she had recently (within the year) immigrated to Canada. Between August and February of the next year I made as many tricks back and forth as my job and bank account could allow. I filed the I-129f in October and about that time we came across some troubles. My fiances family was against us being together. They let us be for quite a while without them bothering us until they realized that we were serious about what we wanted to do, which was us wanting to be together forever. Her mother and father went from calling her names and threatening to kick her out of the house to her father cornering her in her home and threatening to kill her. We quickly got her into a women's shelter and then soon after got her an apartment of her own. A few days after that I was able to fly and see her and we went to the police department and pressed charges on his threat and the police arrested her father and sent him to jail. He was only there for a night. About a week later the police escorted her into her home and she grabbed a bag of clothes and a few important documents. Things were tough with me not being able to be there and protect her. It was a difficult time for her. In January, after many tries she finally got a visitors visa to come to the US for the first time and see my home and my family. In late February she finally was able to come see me but unfortunately she was stopped in the airport. She was stopped and questioned in a little locked room for up to 4-5 hours. They made her miss her flight. When she finally got into my arms in the US her face was filled with tears and I immediately called a lawyer. They fingerprinted her 4 times, kept taking her passport and taking pictures and even kept asking her over and over again where her American drivers license. She had never been in the country before!! They even broke her laptop!! Our first two days together were me on the phone calling lawyers. I even called the ACLU. They all told me the same thing. They said that since she wasn't safe in Canada (her father said he wanted to kill her) that we should just get married. While we were thinking about what we should do and if we shoudl listen to the lawyers we got our NOA2 for the K-1 visa. We still finally decided that we would listen to the lawyers (after talking to 10+) and get married. It was a pain getting her money from her bank account and her last check from her job. It was a pain getting her bag from her apartment and getting her utilities turned off and even harder getting her loan figured out with the university she was going to. However we finally did and we got married this past Saturday, one year from the day we met. We received our marriage license today and now we are trying to figure out what steps to take next. I filled out all of the paperwork for the I-129f myself with no RFE. I have been reading diligently on this site but most things that I find are of people who had gotten the fiance visa/marriage visa. I am getting together all of the paperwork needed for the I-485 I just don't know what differences my pack will look like compared to someone who did the process differently/i hate to say it but "legally". What I was told by the lawyers is we will have to prove that we didn't plan on her visitors visa to be used to get her here for good. It wasn't. All I could think of is if she went back to Canada after the horrible things her family were making her go through and the treatment she got in the airport that it would be better if she was with me (safe)....if anyone can help it would be greatly appreciated. thanks to anyone who helps

At noon on April 22, 1889, cannons resounded at a 2-million acre (8,000 km²) section of Indian Territory, launching president Benjamin Harrison's "Hoss Race" or Land Run of 1889. During the next six hours, about 10,000 people settled in what became the capital of the new Territory of Oklahoma: Guthrie. Within months, Guthrie became a modern brick and stone "Queen of the Prairie" with municipal water, electricity, a mass transit system, and underground parking garages for horses and carriages. Hobart Johnstone Whitley, also known as HJ and the Father of Hollywood, built the first brick block building in the territory for the National Loan & Trust Company. He was asked by the local people to be the first Governor of Oklahoma. Whitley traveled to Washington, D.C. where he persuaded the U.S. Congress to allow Guthrie to be the new capital of the state of Oklahoma. By 1907, when Guthrie became the capital, it looked like a well established Eastern city. Statehood, however, meant that political control moved from the national level to state government. Without the protective arm of the federal government. three years later Guthrie fought and lost its battle to retain the capital. In the middle of the night, on June 11, 1910, the state seal was moved to Oklahoma City, and along with it, Guthrie's entire economic base. Guthrie soon slipped into an economic sleep lasting seventy years. Guthrie prospered briefly as the administrative center of the territory, but was eclipsed in economic influence by Oklahoma City early in the 20th century. Oklahoma City had managed to become a major junction for several railroads and had attracted a major industry in the form of meat packing. A successful campaign was started by Oklahoma City business leaders after statehood to make Oklahoma City the new state capital, and it was moved in 1910. As a result of the sudden loss of its administrative function, Guthrie began to dwindle in size and soon lost its status as Oklahoma's second largest city, first to Muskogee, then later to Tulsa.
