My husband and I want to purchase a Duplex, he is in the military and about to deploy overseas. I am moving back home (Bakersfield), and thats where we want to purchase the Duplex. We are pre-qualified for a FHA loan. My sister and I will be living in one unit and rent out the other. Then After the deployment which is 6 months, I will move back with my husband near his duty station( couple hrs away) and my sister will stay in the unit. My husband and I come to Bakersfield pretty much every other weekend, and we will be staying in the unit while down here. Is this bad? Do I have to live there for a certain amount of time? It will be my primary residence for at least 6 months and most of the weekends. My husband gets out of the military in a yr and a couple months, hes not sure if hes going to reenlist for another 4 yrs yet. But if he doesnt reenlist we will move back home into our Duplex. Were looking into duplexs because if we are to move back home, we will stay in one unit, and if/ when the time is right, my sister will be in the other unit, for both of our privacy and family. The reason we are not using the VA loan is because if he does decide to reenlist and he is assigned a different duty station, they wont allow me to move out with him. Thats because one of us must reside in the home, even if he is overseas. So do I have to reside there for a certain amount of time? What happens if im not there for the required time? I am currently using the Post 9/11 GI Bill to get through college and have been going to the local community college which I was doing when I was in the service, to finish up a bunch of generals before transferring off to a four year university in Seattle, Washington. Now, I was originally going to go to the University of Washington but after doing my research, Seattle University seems to be the better fit. They offer a lot more pinpoint type courses for the degree I am going after (Forensic Science) but my issue I have encountered is the cost. According to the VA's website, the 2010-2011 Maximum tuition fees for the state of Washington is $9,648 per term. University of Washington's cost per term is $2,900 while Seattle University being a private institution is estimated at $10,275 per term. So with that being said, do I have any options with the VA here that would result in them paying that or would I have to pay the difference myself and/or take out student loans to pay the difference of my tuition? Over 2 years ago I was having financial problems (too many credit cards and 2 car loans), this resulted in several credit cards (around 6) becoming 30-60 days late including one of my car loans. Now I am completly debt free except for a student loan. I paid off what I owed and didn't negociate a lower amount. Will I now be able to get approved for a VA home loan??? Or did I ruin my chances of owning a home?

I have old medical debts listed on my credit report (only under Equifax), but none of them state whether the collection is open or closed, nor does it give me the name of the collection agency(ies). 1 collection is 6 years old while the other 2 are 5 years old. Since I don't have the name of the collection agency(ies), should I just wait a little longer and allow them to drop off my credit report? This is a VA loan process. This is now end of day 7. At first the Loan Officer says it was going to take 2-3 days. Then on the 3rd day, he said the underwriters are backed up for 5-7days. On the 6th business day, he said we will have the letter by the end of the 6th day, early morning by the 7th day worst case scenario. Tomorrow is day 8! Is something wrong? Should we look somewhere else? This is for Pre Approval not pre qual (we got pre qual already).

Three months ago my credit scores were in the low 500's. I wanted to start the home buying process and had my credit pulled by Bank of America (scores were: 506, 517,524) I had a total of 12 delinquent accounts (collection and charge offs) & some late pays. Since then I have paid off all but 2 of the delinquent accounts and now my scores are: Exp: 582 Equifax: 614 Transunion: 627 My scores have increased by over 100 points and should continue to increase bc some of the accounts that have been paid have not yet reported. I contacted the bank again (thinking I should be okay now to qualify for a VA loan) and my credit scores are still the same with them! Why is that? How could they have jumped up over 100 points but not even be impacted in their system? Any help understand would be appreciated ... Thank you

And since we are going through the VA for the loan for the house they said we can have a 2nt walk through other than the one that they will have done before the closing date but we have to pay for the 2nt one ourselves..
